CIBC SQUARE - Overbuild

The CIBC SQUARE overbuild is a public space that spans 16 live railway tracks in downtown Toronto, located above Union Station. This elevated space, now complete, features a park with various amenities and landscaping elements. The overbuild structure serves to connect the two towers of the CIBC SQUARE development, providing valuable public space in a dense urban environment. Advanced steel construction was used to support the park above the active rail corridor.

Facts & Figures

  • Spans over 16 active railway tracks
  • Approximately 2200 tons of structural steel
  • connects 81 Bay St. tower and 141 Bay St. tower
Our Role

Walters Group supplied and installed the steel structure that supports the CIBC SQUARE overbuild. Our team completed the installation of steel trusses, infill, and metal decking – approximately 2200 tons of structural steel. Coordination with our valued partner, EllisDon, was essential for the completion of the overbuild, particularly given the complexities of working above live rail tracks and in a busy downtown area.

The 81 Bay overbuild development was divided into six phases, with erection occurring from April 2018 to early 2019.

Overcoming Challenges

This project presented unique challenges, including the handling and positioning of over 100 large trusses. Limited on-site staging space required just-in-time deliveries, and all site work had to be performed between midnight and 5 a.m. to avoid disruptions to Toronto’s train schedules.

Working above an active rail corridor added another layer of complexity, requiring extensive coordination with Metrolinx and strict adherence to rail safety protocols. Crews operated within short overnight windows when rail service could be temporarily paused, leaving little margin for delay.

Within these constraints, crews were required to efficiently mobilize, execute critical lifts, and fully clear the tracks before service resumed. Detailed planning, specialized training, and close collaboration with rail authorities ensured work could be carried out safely and efficiently in a highly controlled and time-sensitive environment.
